A Renter’s Guide to Handling Common Maintenance Issues
Renting a home or apartment comes with its share of perks, but it also means you’re often the first line of defense when minor maintenance issues arise. While landlords or property managers typically handle significant repairs, many common problems can be resolved quickly with a little know-how. Here’s a guide to tackling common maintenance requests yourself.
1. Clogged Drain
Blocked sinks or showers are a common issue in any household. Some are caused by natural occurring events such as roots growing into the sewer line, while others can be prevented by actions taken by the resident. If we have to call a plumber, they will make an assessment of what is causing the blockage. If they determine the clog is caused by hair or objects in the drain, then the resident is responsible. Avoid dropping small items down the drain, use hair catchers, and don't flush baby wipes or female products down the toilet even if it says they are safe for flushing. They are not. So here are some steps to take before creating a work order to reduce your chance of being at fault for the clog.
Steps:
- Remove any visible debris from the drain.
- Pour hot water down the drain to loosen buildup.
- If necessary, use a mixture of one cup of baking soda followed by one cup of vinegar, letting it fizz for 5-10 minutes before flushing with hot water again.
2. Resetting a Breaker
If a section of your home loses power, it may be due to a tripped breaker.
Steps:

Locate the breaker box, often found in a closet, basement, or hallway.

Identify the tripped breaker, which will be in the "off" position or slightly out of alignment.

Flip it to the "off" position and then back to "on."

3. Refrigerator isn't Cooling Well
Dirty coils can make your refrigerator less efficient. When refrigerators are kept in small places with little air flow, dirt and dust over time can clog the vents and prevent the coils from getting air. Ensure that there is room to circulate around your food in the refrigerator and freezer; by packing the space full, it can also prevent the machine from properly cooling.
Steps:
- Unplug the refrigerator.
- Locate the coils, which are typically at the back or underneath the appliance.
- Use a vacuum or soft brush to remove dust and debris.
- Plug the refrigerator back in and ensure it’s running properly.
4. Cleaning a Faucet Diverter
A clogged faucet diverter can reduce water flow or prevent the switch between faucet and showerhead.
Steps:
- Remove the diverter (usually located on or near the spout).
- Rinse it under warm water to remove debris.
- Use a toothbrush to scrub away any buildup.
- Reattach the diverter and test its functionality.
5. Setting a Toilet Float
An improperly adjusted toilet float can cause continuous running.
Steps:
- Remove the toilet tank lid and locate the float.
- Adjust the float arm or screw to set the water level at the designated mark inside the tank.
- Test by flushing to ensure the water stops at the correct level.
6. Clearing a Garbage Disposal

- Turn off the disposal and unplug it or switch off the circuit breaker.
- Check inside the disposal for any visible obstructions using a flashlight.
- Use tongs or a wooden spoon to remove the blockage, do not use your hands.
- Reset the disposal by pressing the reset button located at the bottom of the unit.
- Free the blades by turning an Allen wrench in the center socket underneath the disposal.

While many issues can be resolved with basic steps and effort, some problems require professional attention. Notify your landlord or property manager if:
