How do I know if I can build an ADU?

Each jurisdiction has their own rules and regulations around ADUs. Generally, you can find information specific to you through your planning department. In Sacramento, any residential property is qualified for an ADU, the question is can you fit one and will it make sense to the eventual resident.?

How much does an ADU cost?

Each project is completely different, no specific determination can be made until we have details about the site and scope of work. Then factors such as quality of materials and scheduling can impact the overall cost. Generally speaking, in Sacramento, we should budget $325 per square foot early in the process.

How long does it take to build an ADU?

My timeline tends to average roughly 2 to 3 months to get permits and then 4 months to build.

Is financing available for construction of ADUs?

Absolutely, ADU construction loans and HELOCs are becoming popular ways of paying for ADUs. In most cases, we see the rental income far outweighs the monthly payments, and the value of the home also increases.

What steps are involved in building an ADU?

First, we start with a survey and building plans. With those plans, we apply for your permits and get your financing, schedule, and budget in order. When building starts, you will work with a contractor or subcontractors to complete each phase of the building until you pass your final inspection and are issued your certificate of occupancy. At that point we can begin listing your ADU for lease or sale.

Can I save money bundling multiple services you offer?

Absolutely! If you purchase the property with me or have me manage or sell the ADU once it’s finished, you will significantly save on the cost of your building plans. Schedule a consultation or give me a call to check my rates.

What if I built an ADU without permits, can you help?

You aren’t alone, but each jurisdiction is different and ultimately the difficulty of this project depends on the inspector you get assigned. I am happy to help, but you will likely need to hire a structural engineer and undo some work to show the inspector your building is up to code. If you structure is not up to code, the city will force you to correct it.

Is now a good time to build an ADU?

The ADU trend is here and we are still in the early stages. Did you know ADUs were only popularized here in California in 2020? Laws are changing in your favor as an ADU owner.

What affect will an ADU have on my property?

Building ADUs does improve your property value, but not as much as building a new primary residence. In Sacramento, the rule of thumb to calculate the added appraisal value is to take your expected rent and multiply it by 100. Other side effects of building an ADU is that you will lose space and possibly privacy while gaining additional income to offset your mortgage.

Can I sell my ADU?

Yes! ADUs are able to be sold as Condos if they have documents following the _ and _ regulations. This is a brand-new law, and I am happy to help you navigate the process.
